What is your screening criteria for Tenancy?

Income Verification
- Applicants should have stable income that meets the required income-to-rent ratio (commonly 2.5-3x monthly rent).
Credit History
- A credit check may be conducted to assess financial reliability, however we normally focus more on your income and rental history.
Background Check
- A standard background check may be conducted to ensure a safe living environment for the community.
Rental History
- We look for a positive rental record—such as on‑time payments, proper notice when moving out, and no prior evictions.
Employment Verification
- Current and stable employment helps verify the applicant’s ability to maintain rent payments.
Identity Verification
- A valid ID is required to confirm the applicant’s identity.
Who needs to fill out an application?
Any adult over the age of 18 will fill out an application and pay the non-refundable application fee.
Do you require a security deposit?
Yes. The amount varies per rental and is equal to one months rent.
How long is the lease term?
Leases normally run for one year, sometimes with an option to renew. Depending on the unit, we may be able to work with you on different terms.
Do you accept Section 8?
Yes, we accept Section 8 vouchers. We’re happy to work with Housing Choice Voucher holders and welcome all qualified applicants. Let us know if you need help with the process-our team is here to make it easy.
When is rent due and how can I pay it?
Rent is due monthly usually on the 1st of each month.
You can pay rent online with our fast, reliable, and fully secure Tenant Portal using ACH, credit, or debit cards.
When can I schedule a showing?
Please contact us to schedule a showing. Please list the dates and times that work best for you and we will do our best to accommodate your schedule.
How quickly can I move in?
We will work to get you moved in according to the timeline that works best for you. Your move in date depends on the status of the property you will be leasing.
If something is broken, will you fix it?
We will always fix everything that is our responsibility as outlined in your lease agreement.
In fact, you can submit maintenance requests online anytime and track progress in real time, helping you get faster responses using our Tenant Portal.
What does the Tenant Portal do?
The Tenant Portal is an online tool that allows you to easily manage everything in once place. You will be able to:
- Submit and track your rental application
- Pay your rent online
- View your previous and upcoming payments
- eSign and view your lease
- Submit and track maintenance requests
How do I access my Tenant Portal?
New Tenants
- Once your initial rental application is received, you will receive an email invitation to set up your Tenant Portal.
- Just open the email, click the link inside, create your login, and you’ll be all set.
- If you didn’t get the invitation, we can resend it anytime—just let us know!
Existing Tenants
- Simply click Tenant Portal, enter your email and password, and you’re in.
